<div id="itemText0"><strong>Make a powerful statement in the entryway.</strong>Try putting a grouping like this in a hallway or nook that is particularly difficult to fill.A pair of <a class="zem_slink" title="Ginger" href="http://en.wikipedia.org/wiki/Ginger" rel="wikipedia">ginger</a> <a class="zem_slink" title="Jar" href="http://en.wikipedia.org/wiki/Jar" rel="wikipedia">jars</a> like the one on the right side of the table is one of my favorite things to give for a wedding. The sweet pea vines symbolize &#8220;forever&#8221; and &#8220;many children,&#8221; while the main decoration is a <em>shuang xi</em> character which is the symbol for &#8220;wedded bliss.&#8221; It&#8217;s a great way to think outside the registry.</p>

<div><strong>Convert urns or ginger jars into lamps.</strong> Lamps are a good way to incorporate a touch of blue and white that isn&#8217;t too overpowering. There&#8217;s no reason to search the globe for a matching pair; if you stumble across pieces you love, it&#8217;s so easy to have them converted into lamps. I did it a few years ago with a pair of ginger jars, and they look fabulous.</div>

			<content:encoded><![CDATA[<p>Ok, so I&#8217;m still on this safety wave.  I know that tomorrow I&#8217;ll be busy all day, and the next day as well.  Before I realize it, the idea of taking deliberate steps to secure my safety will be forgotten.  So, here&#8217;s some additional suggestions.</p>

The current weakened economic market and the affect on the housing market has created enhanced occupational hazards for realtors. Selling real estate has always been a job that could be considered high risk, due to the fact that realtors often spend time in unoccupied homes with people they do not know, which could make them targets of robbery, assault, battery, rape and even homicide. With the increased number of foreclosures and short sales realtors not only face the dangers from those they are showing the property to, but also from those that may be squatting in the property they are showing. This is cause for realtors to take more safety precautions in order to protect themselves.<br />
The longer a house stays on the market the more likely that home is to attract crime. Foreclosures have been known to be used by gangs, drug addicts, illegal immigrants and the previous owners that were foreclosed on. In order to stay safe realtors should apply these simple tips.</p>
<p>1. When looking at a foreclosure or short sale always alert someone at the office as where you are going and when to expect you back.</p>
<p>2. Before viewing the property stop by the neighbor’s home and introduce yourself. Let them know who you are and what you are doing. Ask them to watch out for you.</p>
<p>3. If at all possible bring someone with you. If it a high risk neighborhood get a police or sheriff deputy to go with you.</p>
<p>4. When pulling up to the house do not pull into the driveway. Park on the street where you can not be blocked in.</p>
<p>5. When walking up to the house observe your surroundings look for areas where someone or something could be lurking.</p>
<p>6. Perform a perimeter sweep of the house look for broken windows, or broken door jams. Press all exterior doors to see if they just open. If they do open at the touch-do not enter. Immediately call the police</p>
<p>7. Have your cell phone pre-programmed to call 911.</p>
<p>8. If you are working with a buddy have them remain in the car to act as your look out. Should something happen they can get away quickly and get help.</p>
<p>9. Upon entering be observant if you see things like drug paraphernalia, gang signs, items of food or evidence that someone is still in the home. If you see any of these things leave immediately and call the police. You do not want to encounter a squatter.</p>
<p>10. If you do encounter a squatter get out of the house and call the police.</p>
<p>11. The number one thing every realtor should do is put safety first and use their gut instinct. If something does not feel right, do not proceed.</p>

			<content:encoded><![CDATA[<p>I was a bit nervous today going alone to show a property to someone I&#8217;d never met.  Intellectually, I know to prepare for such an appointment.  I did ask him to meet me at my office, but that didn&#8217;t work with his schedule.  So where was my <a class="zem_slink" title="Pepper spray" href="http://en.wikipedia.org/wiki/Pepper_spray" rel="wikipedia">pepper spray</a>&#8230; probably in the box in the garage where I keep lots of real estate stuff.  So I told a colleague and our office assistant where I was going and who I was meeting, and I carried my cell phone in my hand.</p>

<p>Most experts would advise that the best way to increase your odds of a successful sale is to price your home at <a class="zem_slink" title="Fair market value" href="http://en.wikipedia.org/wiki/Fair_market_value" rel="wikipedia">fair market value</a>. But, as logical as this advice sounds, for many sellers it is still tempting to tack a few percentage points onto the price to &#8220;leave room to negotiate&#8221;. To avoid this temptation, let&#8217;s take a look at the seven deadly sins of overpricing:</p>
<p>1. Appraisal Problems</p>
<p>Even if you do find a buyer willing to pay an inflated price, the fact is over 90% of buyers use some kind of financing to pay for their home purchase. If your home won&#8217;t appraise for the purchase price the sale will likely fail.</p>
<p>2. No Showings</p>
<p>Today&#8217;s sophisticated home buyers are well educated about the <a class="zem_slink" title="Real estate" href="http://en.wikipedia.org/wiki/Real_estate" rel="wikipedia">real estate market</a>. If your home is overpriced they won&#8217;t bother looking at it, let alone make you an offer.</p>
<p>3. Branding Problems</p>
<p>When a new listing hits the market, every agent quickly checks the property out to see if it&#8217;s a good fit for their clients. If your home is branded as &#8220;overpriced&#8221;, reigniting interest may take drastic measures.</p>
<p>4. Selling the Competition</p>
<p>Overpricing helps your competition. How? You make their lower prices seem like bargains. Nothing is worse than watching your neighbors put up a sold sign.</p>
<p>5. Stagnation</p>
<p>The longer your home sits on the market, the more likely it is to become stigmatized or stale. Have you ever seen a property that seems to be perpetually for sale? Do you ever wonder &#8211; What&#8217;s wrong with that house?</p>
<p>6. Tougher <a class="zem_slink" title="Negotiation" href="http://en.wikipedia.org/wiki/Negotiation" rel="wikipedia">Negotiations</a></p>
<p><a class="zem_slink" title="Buyer" href="http://en.wikipedia.org/wiki/Buyer" rel="wikipedia">Buyers</a> who do view your home may negotiate harder because the home has been on the market for a longer period of time and because it is overpriced compared to the competition.</p>
<p>7. Lost Opportunities</p>
<p>You will lose a percentage of buyers who are outside of your <a class="zem_slink" title="Price point" href="http://en.wikipedia.org/wiki/Price_point" rel="wikipedia">price point</a>. These are buyers who are looking in the price range that the home will eventually sell for but don&#8217;t see the home because the price is above their pre-set budget.</p>
<p>Most buyers look at 10-15 homes before making a buying decision. Because of this, setting a competitive price relative to the competition is an essential component to a successful marketing strategy.</p>

<h5>Real estate transactions involve one of the biggest financial investments most people experience in their lifetime. Transactions today usually exceed $100,000. If you had a $100,000 income tax problem, would you attempt to deal with it without the help of a CPA? If you had a $100,000 legal question, would you deal with it without the help of an attorney? Considering the small upside cost and the large downside risk, it would be foolish to consider a deal in real estate without the professional assistance of a REALTOR®.</h5>
<h5>But if you&#8217;re still not convinced of the value of a REALTOR®, here are a dozen more reasons to use one:</h5>
<h5><strong>1. Your REALTOR® can help you determine your buying power</strong> &#8212; that is, your financial reserves plus your borrowing capacity. If you give a REALTOR® some basic information about your available savings, income and current debt, he or she can refer you to lenders best qualified to help you. Most lenders &#8212; banks and mortgage companies &#8212; offer limited choices.</h5>
<h5><strong>2. Your REALTOR® has many resources to assist you in your home search. </strong>Sometimes the property you are seeking is available but not actively advertised in the market, and it will take some investigation by your agent to find all available properties.</h5>
<h5><strong>3. Your REALTOR® can assist you in the selection process by providing objective information about each property. </strong>Agents who are REALTORS® have access to a variety of informational resources. REALTORS® can provide local community information on utilities, zoning. schools, etc. There are two things you&#8217;ll want to know. First, will the property provide the environment I want for a home or investment? Second, will the property have resale value when I am ready to sell?</h5>
<h5><strong>4. Your REALTOR® can help you negotiate. </strong>There are myriad negotiating factors, including but not limited to price, financing, terms, date of possession and often the inclusion or exclusion of repairs and furnishings or equipment. The purchase agreement should provide a period of time for you to complete appropriate inspections and investigations of the property before you are bound to complete the purchase. Your agent can advise you as to which investigations and inspections are recommended or required.</h5>
<h5><strong>5. Your REALTOR® provides due diligence during the evaluation of the property. </strong>Depending on the area and property, this could include inspections for termites, dry rot, asbestos, faulty structure, roof condition, septic tank and well tests, just to name a few. Your REALTOR® can assist you in finding qualified responsible professionals to do most of these investigations and provide you with written reports. You will also want to see a preliminary report on the title of the property. Title indicates ownership of property and can be mired in confusing status of past owners or rights of access. The title to most properties will have some limitations; for example, easements (access rights) for utilities. Your REALTOR®, title company or attorney can help you resolve issues that might cause problems at a later date.</h5>
<h5><strong>6. Your REALTOR® can help you in understanding different financing options and in identifying qualified lenders. </strong></h5>
<h5><strong>7. Your REALTOR® can guide you through the closing process and make sure everything flows together smoothly.</strong></h5>
<h5><strong>8. When selling your home, your REALTOR® can give you up-to-date information on what is happening in the marketplace and the price, financing, terms and condition of competing properties. </strong>These are key factors in getting your property sold at the best price, quickly and with minimum hassle.</h5>
<h5><strong>9. Your REALTOR® markets your property to other real estate agents and the public. </strong>Often, your REALTOR® can recommend repairs or cosmetic work that will significantly enhance the salability of your property. Your REALTOR® markets your property to other real estate agents and the public. In many markets across the country, over 50% of real estate sales are cooperative sales; that is, a real estate agent other than yours brings in the buyer. Your REALTOR® acts as the marketing coordinator, disbursing information about your property to other real estate agents through a <a title="Multiple listing service" href="http://en.wikipedia.org/wiki/Multiple_listing_service" rel="wikipedia">Multiple Listing Service</a> or other cooperative marketing networks, open houses for agents, etc. The REALTOR® <a href="http://www.realtor.com/Redir/Redir.asp?target=http%3A%2F%2Fwww%2EREALTOR%2Eorg%2Fmempolweb%2Ensf%2Fpages%2Fcode%3Fopendocument">Code of Ethics</a> requires REALTORS® to utilize these cooperative relationships when they benefit their clients.</h5>
<h5><strong>10. Your REALTOR® will know when, where and how to advertise your property. </strong>There is a misconception that advertising sells real estate. The NATIONAL ASSOCIATION OF REALTORS® studies show that 82% of real estate sales are the result of agent contacts through previous clients, referrals, friends, family and personal contacts. When a property is marketed with the help of your REALTOR®, you do not have to allow strangers into your home. Your REALTOR® will generally prescreen and accompany qualified prospects through your property.</h5>
<h5><strong>11. Your REALTOR® can help you objectively evaluate every buyer&#8217;s proposal without compromising your marketing position. </strong>This initial agreement is only the beginning of a process of appraisals, inspections and financing &#8212; a lot of possible pitfalls. Your REALTOR® can help you write a legally binding, win-win agreement that will be more likely to make it through the process.</h5>
<h5><strong>12. Your REALTOR® can help close the sale of your home. </strong>Between the initial sales agreement and closing (or settlement), questions may arise. For example, unexpected repairs are required to obtain financing or a cloud in the title is discovered. The required paperwork alone is overwhelming for most sellers. Your REALTOR® is the best person to objectively help you resolve these issues and move the transaction to closing (or settlement).</h5>

While the Greek Revival had a connection to the new American democracy, the Gothic Revival came about when a more picturesque and bucolic America was envisioned.</h5>

<h5 id="itemText4">And what would the 19th century be without the <a class="zem_slink" title="Italianate architecture" href="http://en.wikipedia.org/wiki/Italianate_architecture" rel="wikipedia">Italianate</a>, <a class="zem_slink" title="Second Empire (architecture)" href="http://en.wikipedia.org/wiki/Second_Empire_%28architecture%29" rel="wikipedia">Second Empire</a>, Moorish and all of the other foreign inspired movements? By first looking outward, it seems to me that as America was rapidly growing it was searching for an architectural identity that fit.</h5>

<h5 id="itemText5">This search led, in the last quarter of the 19th century, to the <a href="http://www.houzz.com/ideabooks/587865/list/Shingle-Style--Warm-Home-Design-for-Seaside-to-Suburb" target="_blank">Shingle Style</a>. These were expressive houses of swelling volumes and banded, horizontal elements. The desire for open floor plans and strong inside-outside relationships led to large openings connecting interior rooms to other rooms and inside rooms to outside rooms.</h5>

Whether it was the nouveau riche of the Roaring &#8217;20s or the despair of the Great Depression, America turned to the safe and secure, the tried and true. It was time for the <a href="http://www.houzz.com/ideabooks/594025/list/The-Colonial--America-s-Home-Style" target="_blank">Colonial</a> to take center stage. But these aren&#8217;t the colonial houses of 200 years earlier. Though the outward appearance is one of Colonial America, the interiors are the open plans and comfortable spaces that Americans demanded of their houses.</h5>

Some places, most notably California and Florida, witnessed a continuation of that desire to build the quintessential American house. <h5>Where we are: ready for the next act in house design. Though it&#8217;s impossible (and probably unnecessary) to predict the style, we know that the next generation of American houses will:</h5>

<h5>Be smaller as we no longer want to heat, cool, maintain and pay for all that house.</h5>
</li>
<li>
<h5>Incorporate low-maintenance materials that will last, freeing up our time and money for other pursuits.</h5>
</li>
<li>
<h5>Be contextual so that a house in the Pacific Northwest responds to a different set of climate and cultural forces than a house in the Deep South.</h5>
